Las Joyas is a charming bay front, gated community with spectacular views. It is located on the shores of the Laguna Madre in Port Isabel, TX and has a coastal, tropical style of architecture. Our beautiful model homes are completed and they are ready to tour. There are also several other homes that are close to completion and can be toured as well. All of these homes are available for purchase or, if you prefer, you can choose your lot along with the floor plan that best meets your needs.
Construction of a home in Las Joyas will take approximately 4 months. These are strong, safe, well-constructed homes, built by a company with over 15 years of experience in construction on South Padre Island. Each home will come with a Windstorm Certification and Elevation Certification.
I have included 3 attachments that will give you a better understanding of how these homes will be priced and all the different options.
The first attachment contains all of the floor plans that you can choose from.
Ø C1 & C2 are both 2 story floor plans that have the Master Bedroom on the first floor.
Ø B1 and B2 are the only floor plans that have a garage……however, a garage can be added to any of the floor plans for an additional charge of $20,000 provided that the lot size allows for one.
The second attachment shows the number and location of each lot.
The third attachment shows the pricing for each floor plan on each of the individual lots.
The homes in this community will come standard with granite counter tops, stainless steel kitchen appliances, stackable washer/dryer, and a fully sodded yard with irrigation system. Tile will be standard in the kitchen, dining, living and bathrooms with carpet in the rest of the home. Home Owners will be able to choose from 3 granite options and 3 cabinet color options. The flooring will be upgradable and there will be several options to choose from.
Home Owners will also be able to choose the exterior color of their home with 5 different colors to choose from. Note that two homes of the same color cannot be located side by side. However, there is no restriction on the same floor plans being next to each other.
Individual yards can be fenced with approval from the HOA Architectural Committee on the type and color of fencing. Bay front Home Owners can upgrade their property/yard with a deck off the seawall that can be the entire width of their lot and stretch 6 feet out over the bay. This addition will make for amazing fireworks watching.
While this is a bay front community, there are no common or deeded boat slips. This is due to the tide levels in that area of the bay. However, there is going to be a 100 ft. pier out into the bay that you can fish from when the tide is high enough. There will with also be a gazebo at the end of the pier for relaxing and a side ramp that will allow for easier access to wade fishing and kayaking.
Other amenities will include pool in the community, a park/playground area and additional guest parking.
There will be HOA Fees of $150 per month. HOA fees will cover maintenance of the common grounds, security gate, pools, hot-tubs, pier, roads, and park area. Since these are single family homes, the homeowner will be responsible for their own insurance, water, electricity, cable, trash, and yard maintenance.
